I'm a Local Person, (Not a Realtor) that can provide a Special "Lease To Own" or a "Lease with Option to Buy", there are Major Differences between these 2 ways of getting into a Home from me.(There is also another third way which is 'True Seller Financing Contract' or 'Land Sale Contract' of getting into HomeOwnership. see below....)


The 1st Method in the Special "Lease To Own" is that you do put up a Significant Deposit known as option fee, then we negotiate & Agree to what your monthly Rent amount will be, then we figure 'How Much' of the Down Payment we will have You `Spread` over your next 36 monthly payments. -this is called spreading out your down payment, its an amount on Top of your Base Rent- You must expect your monthly Total to be higher; (for example: rent $1200 Plus $500 for Down Payment Accumulation)


Then in the End of 3rd yr, once all of your Spreading is complete, you shall have a Significant Amount put up with me for your Down Payment Requirement! Now it will be Time for us to "CONVERT IT OVER TO ~Owner/Seller Financing terms" You Will Be No Longer Renting, You WILL BE BUYING IT FROM ME. AS I WILL BE THE bathroom(s)NK, You Won't Need to get a Bank Mortgage. This is ~Owner/Seller Financing with terms.....very minimum of any qualifying. You can Start even with Poor Credit!

PRICE/TERMS are all Negotiable on every different house, currently I have a small inventory scattered throughout the Area.

If you have a reasonably priced property that you are unable to sell in this market due to the lack of buyers and you have the desire or need to keep living (get something bigger for your family or in a different location due to job or commute), I have various real estate properties for trade in SW and SE Portland. This is not a distressed sale or foreclosure situation; we are just looking at how to facilitate business while the banks sort out their affairs. My properties include residential and commercial lots, income property and new single family homes. If something appeals to you, send me as much info as you can put together on your property. Guns, cars, rv's and such might be appealing, but the small value compared to that of a house makes such a trade unlikely. If you want to take a stab at something though, I am willing to listen. What I am willing to look most closely at are vacant residential and commercial lots, multi-family income properties, acreage, fixers, mountain cabins, lake cabins, beach cabins, apartment land, commercial land in Portland or another major Oregon city (not formerly occupied by a gas station or a dry cleaners) Equity/trade values should be limited to the size of your down payment although I do have the ability to get a loan to take out your loan and might have some (small amounts/little/not much) cash to put into the right deal. Any transaction would be closed and insured through a title company for both of our protection.



As open as I am to creative deals, I am UNwilling to consider a trade for the following: time-shares, condos (outside of the Pearl District) or townhouses with a homeowners association, property 6+ hours drive from Portland, Oregon (i.e. Florida, Arizona, etc.), swampland, land only accessible by plane or boat, lots in an active landslide, acreage without road or utility access, acreage without a prayer of drinkable water, anything with a title problem or any combination thereof.     Hello,

    We're looking for a HOUSE to rent in the Sandy area (Boring or slightly up the Mountain might be considered). We have been looking online and driving around but not seeing too many options; however, we do see MANY houses for sale.

    Here's what we're needing:

    $900-$1250/month
    3+ bed rooms
    2+ bath rooms
    1500 sq. ft.+
    Fenced backyard is a must
    We have a small dog (less than 25 lbs)
    Flexible move-in date through June 1st

    Here's the deal with us...we have owned a home for about 4 yrs now. We never missed a payment and were doing just fine but then our interest rate adjusted and nearly doubled our payment. We STILL never missed a payment...that is, until our mortgage holder told us to when we applied for a modification. We debated about what to do but we decided that it wasn't in our family's best interests to try and pay $2200/month for a house that had lost all of our equity and actually put us upside down. We tried for a yr to get a modification but the mortgage holder eventually just moved it from the modification department to the foreclosure department without an explanation. So needless to say, our credit is now shot. We both have steady jobs and can prove our income justifies the amount we're looking to pay. We are looking for something kid friendly as we have two of them. We are looking for a long-term lease of at least 1 yr but we would prefer to be somewhere longer (we aren't fond of moving). My wife is a neurotic cleaner! We are respectful and will treat your house as if it were ours. We are non-smokers.

    We are going to require a few things from you in order for this to work. We would need you to remove the house from the market since we're looking for a long-term setup. We would need proof that you are current on your mortgage so that we aren't getting kicked out of a house being foreclosed on after a few months.
